What you'll be able to access

One database, three kinds of evidence, updated daily

Property valuations

Rateable values for 2 million business properties in England and Wales, with the Valuation Office's own breakdown, history and comparables. Enriched with EPC, FSA and other data sources.

Checks and Challenges

Which properties have had a Check or Challenge on the 2026 list, how each case was settled, and where rateable values came down.

Valuation Tribunal decisions

Over 3,000 published business rates appeal decisions since 2020: which appeals succeeded, by how much values were reduced, on what grounds, and which firms brought them.

How it works

Built into the tools you already work in

  1. Connect

Add our MCP server to the AI assistant your firm already uses. MCP is the open standard these assistants use to connect to outside data, so there is no coding to do.

  2. Ask

Search, look up and analyse across the whole database in plain English, one property or a whole town at a time.

  3. Use

Bring figures, comparables and tribunal evidence straight into your existing reports, client letters and research.

Examples

Questions you'll be able to ask

  • “Find every office in Manchester M2 with a rateable value over £100,000 that looks high against its comparables, with floor areas and £ per m².”
  • “For my client's shop at [address], show how the Valuation Office built its rateable value and where its Zone A rate sits within its valuation scheme.”
  • “Which tribunal appeals on warehouses in the West Midlands since 2023 succeeded, by how much were values reduced, and on what grounds?”
  • “How many Challenges on offices in Bristol have been settled on the 2026 list, and what share ended in a lower rateable value?”
  • “Compare the median office rate per m² in Leeds, Manchester and Birmingham city centres as a table I can paste into a market report.”
  • “Which rating firms have been most active at the Valuation Tribunal in Yorkshire over the last 12 months, and how often did their appeals succeed?”
