Business Rate Checker is an information tool. It compares a property's rateable valueThe official estimate of a property's annual rental value on a fixed valuation date. Your rates bill is based on this figure, not on what you actually pay in rent. against similar properties in the official published rating list and shows you an estimate of whether the valuation looks high. The core check is currently free to use.
Our estimates are a starting point, not a professional valuation and not financial, legal or surveying advice. We do not guarantee that any valuation is wrong, that a challenge would succeed, or that you will receive a reduction or refund. Formally challenging a rateable value is a separate process run by HMRC, and in some cases a valuation can go up as well as down. You should take your own professional advice before making decisions based on the information here.
We build our comparisons from official published data and take reasonable care, but we do not warrant that everything on the site is accurate, complete or up to date — rating data, multipliers, reliefs and thresholds change over time. You rely on the information at your own risk.
We are an independent service. The Valuation Office AgencyThe government body that sets every property's Rateable Value. From April 2026 the VOA is part of HMRC (see below), but 'VOA' is still the common name for the valuation side of the work. (now part of HMRCHis Majesty's Revenue and Customs — the UK tax authority. Since 1 April 2026 it also includes the VOA's valuation function.) does not endorse, back or verify this site, and our estimates are not official figures. We use public data (including VOA rating-list, Companies House and ONS data) under the relevant licences.
We hold VOA rating-list data, including the record of how a valuation has changed over time, for as long as we have a business need connected with the permitted purposes of the VOA's restricted licence — namely enabling ratepayers and their advisers to review the valuation of a property they have an interest in. We review what we hold when the VOA publishes a new rating list and delete anything we no longer need for that purpose.

The content, design and branding of the site are owned by us or our licensors and are protected by law. You may view and print pages for your own business use, but you may not otherwise reproduce them without our permission. Underlying public data remains the property of its respective owners.
Where we link to other websites (for example GOV.UK), we do so for convenience. We are not responsible for the content of external sites.
Nothing in these terms limits our liability where it would be unlawful to do so (including liability for death or personal injury caused by our negligence, or for fraud). Subject to that, we are not liable for any loss or damage — including lost savings, lost profits, or amounts you did or did not reclaim — arising from your use of, or reliance on, the site or its estimates. The site is provided "as is", and we give no warranties beyond those that cannot be excluded by law.

We may update the site and these terms from time to time. When we change the terms we will update the date at the top of this page, and continued use of the site means you accept the updated terms. If we introduce paid services in future, they will have their own additional terms, which we will show you before you commit to anything.
These terms are governed by the law of England and Wales, and any disputes will be subject to the courts of England and Wales.
