The tribunal found that whilst the subject property had rents from 2011 and 2016, the strongest evidence was the rents achieved on comparable offices within the same building (1st, 3rd and 4th floors) all close to the antecedent valuation date in 2015, all valued at £400/m2 or higher. The tribunal concluded the tone of £400/m2 was not unreasonable and dismissed the appeal.
