Zone AIn shops, the first 6.1 metres of depth from the shop front — the most valuable trading space, and the benchmark rate (£ per m²) used to value the whole unit. rates in Northampton run from £460 per square metre on Newland Walk down to £50 on Market Walk Centre, against a city median of £300. The median shop is assessed at £11,000, below the £12,000 threshold at which Small Business Rate Relief covers the whole bill — so 54.5% of shops here pay no business rates at all.
How a shop is valued
Shops are the only sector valued by zoning. The Valuation OfficeThe government body that sets every property's Rateable Value. From April 2026 the VOA is part of HMRC (see below), but 'VOA' is still the common name for the valuation side of the work. divides the unit into 6.1 metre strips running back from the frontage and halves the value of each successive strip — Zone A at the full rate, Zone BThe next bands of depth behind Zone A. They're valued at a fraction of the Zone A rate (commonly half of Zone A for Zone B, half of that again for Zone C) because space further from the shop front is worth less to a retailer. at half, Zone C at half again. Storage, staff areas and upper floors are added at their own, much lower rates.
The strips are added together as an equivalent area "in terms of Zone A", or ITZA, and multiplied by the Zone A rate set for that shopping location. A wide, shallow shop therefore values higher than a narrow, deep one of the same floor area: frontage drives the bill, not square metres.
Top shopping pitches in Northampton
A pitch is a street within one postcode district, because that is closer to how the rate is actually set. Grouping on street name alone merges shopping locations that have nothing to do with each other — Northampton has 22 pitches carrying ten or more shops, covering 695 of its 1,190 shops.

The same pitch, different rate
A Zone A rate is set for a shopping location as a whole. Where that location runs a long way through changing trade, or covers several floors of a shopping centre, the band gets wide. Market Walk Centre in NN1 carries 23 shops valued between £43 and £400 per square metre — a 9.3-fold range on one pitch. A unit at the quiet end of a run like that can be carrying a rate earned at the busy end, and that is a question a Challenge can put.
Each bar spans the lowest and highest Zone A rate recorded on that pitch. Shared scale, running to £500 per m².
Why a pitch rate goes wrong
The unit sits at the wrong end of a long run
Wellingborough Road in NN1 carries 124 shops banded between £285 and £399 per square metre. Over a run that long, trade at one end bears little relation to the other.
Compare your rate with the rest of your pitch before anything else.
The measurements are out of date
Areas on the summary valuation are often years old. A unit subdivided, a rear area taken out of use, a mezzanine removed — none of it updates automatically, and a square metre of Zone A is worth four times a square metre of Zone C.
Check the recorded areas against the unit as it stands today.
The zoning is wrong for the shape
Return frontages on corner units, split levels and irregular shapes are judgement calls. Applied generously they inflate the ITZA figure, and the rateable valueThe official estimate of a property's annual rental value on a fixed valuation date. Your rates bill is based on this figure, not on what you actually pay in rent. moves with it pound for pound.
Look at how the zones were drawn, not just the total area.
Storage is valued as retail
Stockrooms, staff areas and upper floors carry their own much lower rates, and sometimes nothing at all. Where they have been picked up as trading space the error is factual.
A factual error is the quickest kind to correct through a Check.
