The tribunal considered rental evidence for the three Chapel Market properties agreed by the parties as at the antecedent valuation date. Whilst the lowest rent (for the first appeal property at £746/m2) was compelling, the tribunal found weight should also be given to the higher comparables at £848/m2 and £964/m2. The tribunal concluded that £850/m2 was reasonable having regard to the basket of available evidence and dismissed both appeals.
