What was argued and what the tribunal found

The appellant contended that the rate of £87.50 per sq m applied to the office accommodation was excessive and sought reductions, relying on rental evidence which they considered demonstrated a lower level of value and pointing to vacant areas in Grove House and the impact of Covid and increased home working. The Tribunal found that while some of the appellant's rental evidence analysed below the adopted rate, several lettings were materially removed from the AVD and therefore carried limited weight. The Tribunal placed greater weight on the VO's rental comparables, which were closer to the AVD and reflected the relevant size bands within the valuation scheme, and was satisfied that the evidence supported the adopted rate of £87.50 per sq m.

Summary generated from the decision text and checked against it. The appellant was Estateways Ltd., unrepresented.
